A secured loan of this kind is credit backed by a property the borrower already owns. If repayments stop for a long period, the lender can have the property seized and sold to recover its money. In exchange for that security it will accept applications that an analysis of income alone would have rejected: an older borrower, variable earnings, high existing debts or a large sum.
For someone aged 50 to 64 who is still working and owns a house that is paid off or nearly so, the value of the home becomes a lever. It can fund renovation, help a child, consolidate expensive credit or see you through a career transition. Unlike the prêt viager hypothécaire (the lifetime mortgage reserved for over-60s, with no monthly payments), a standard mortgage-backed loan is repaid every month. Expatriates who own their French home but earn in sterling or dollars can apply, though some lenders add a margin or lower the amount to cover exchange-rate risk.
Where the mortgage changes the answer
Mortgage security shifts a lender's view on three points: the acceptable term, the amount and its tolerance of an unusual profile. The Crédit Foncier et Communal d'Alsace et de Lorraine (CFCAL), founded in Strasbourg in 1872 and part of Crédit Mutuel Arkéa since 2010, is a good example of these specialists. It works only through intermediaries such as the broker Pretto and accepts borrowers up to 95 at the end of the loan for a residence.
Debt consolidation is one of CFCAL's three businesses. A 58-year-old homeowner juggling a car loan, a revolving credit line and the tail of a mortgage can roll everything into one payment secured on the home. Buying back the old home loan is restricted, however, when it accounts for more than half of the operation.
The real cost of a mortgage deed
A conventional mortgage requires a notarial deed. Costs include land registry publication tax of about 0.715 % of the secured amount, the 0.10 % property security contribution, the notaire's regulated fees and disbursements. Together they often come to 1.5 to 2 % of the capital. Crédit Logement points out that a guarantee (caution) is cheaper overall, but a guarantee is not always available for this type of file.
| Cost item | Order of magnitude | Note |
|---|---|---|
| Land registry publication tax | About 0.715 % of the registered amount | Due on registration |
| Property security contribution | 0.10 % | Collected by the State |
| Notary's fees and disbursements | Regulated, sliding scale | Deed creating the mortgage |
| Release if you sell early | Several hundred euros | Unnecessary if the loan runs to term |
| Arrangement and broker fees | Variable | Negotiable |
Case study: consolidating debts at 59
Dominique, 59, a site manager earning €3,300 net a month, owns a house valued at €320,000 with €45,000 still owed on it. He also carries €28,000 of consumer loans. His repayments total €1,480 a month, 45 % of his income. A €80,000 secured loan over 15 years, including €7,000 of spare cash, brings the instalment down to about €570 before insurance.
His debt ratio falls to around 17 % and stays under 25 % once he retires on an estimated pension of €2,400. The total cost of credit rises because the term is longer; that is the price of breathing room. He must check it line by line in the offer before signing.
Rules that govern secured loans
Credit secured by a mortgage falls under the property-credit rules of the Consumer Code even when the money pays for something other than a home: a written offer, a ten-day reflection period and information on insurance. The usury ceiling is the one for property loans, which in the fourth quarter of 2026 is 4.09 % under 10 years, 4.68 % from 10 to 20 years and 5.40 % beyond.
The mortgage registration remains effective until one year after the final instalment. The 2021 reform of French security law restored the rechargeable mortgage (hypothèque rechargeable), which allows a new loan to be secured on the same registration. If you foresee several projects, raise this with the notaire.
Reasons for refusal and traps to avoid
A secured lender does not accept every file. It always checks repayment capacity, because repossessing a home is slow, costly and bad for its reputation. A final debt ratio above 35 %, recent payment incidents or an entry on the FICP (the Banque de France register of loan repayment incidents) make approval very difficult, even with a valuable house.
- An overvalued property: the lender sends its own surveyor, who often takes a cautious figure.
- Too large a loan for the value: most specialists cap lending at a fraction of the valuation.
- Unresolved joint ownership: every owner, and the spouse, must consent to the mortgage.
- An excessive term: a loan that runs past the age the insurer accepts blocks the file.
Good practice before committing
Compare the total cost, not just the monthly figure. Get an independent valuation. Ask whether a simple personal loan or a pledge over savings would do for a modest need: a mortgage is heavy machinery for €10,000. And involve your spouse, whose consent is required for the family home under the Civil Code even if they are not on the title.
How to obtain a secured loan
- Pin down the real need: renovation, debt consolidation, family help or working capital.
- Have the property valued and gather the title deed, property tax notice and current repayment schedule.
- Work out your debt ratio before and after the operation, on your salary and then on your future pension.
- Consult a broker in debt consolidation or secured lending who deals with specialist lenders.
- Compare offers, insurance and the costed notary fees.
- Sign the offer after the reflection period, then the mortgage deed at the notaire's office.
How it differs from a lifetime mortgage
The prêt viager hypothécaire, offered from 60 by Foncier Reversimmo and distributed by Banque Populaire and Caisse d'Épargne, requires no repayment during your lifetime: capital and interest are recovered when the property is sold or the estate is settled. A conventional secured loan is repaid monthly and preserves more of the estate you pass on.
Other options for homeowners
A guarantee from a company such as Crédit Logement replaces a mortgage for a purchase. A bridging loan (prêt relais) funds a new purchase before the old home is sold. A viager occupé sale or a sale of the bare ownership brings in capital without debt. For a one-off need under €8,000, a microcredit or a personal loan is often simpler and cheaper.
Frequently asked questions
Can I get a secured loan without enough income? The property's value helps, but a minimum repayment capacity is still required. With no income, a lifetime mortgage is more suitable.
Does my spouse have to sign? Yes for the family home, even if you are the sole owner, under the Civil Code.
Can I sell the house before the loan ends? Yes. The sale price first repays the outstanding capital, and the notaire records the release of the mortgage.
Is borrower insurance compulsory? It is almost always requested. Its cost, high after 60, should be compared through an outside policy (délégation d'assurance).
Will a French lender accept my UK salary? Some specialists do, usually with a lower loan-to-value. Bring several months of payslips and bank statements, translated if needed.
