Temporary Contract, Permanent Needs: Borrowing in France as an Older CDD Worker

After 50, a fixed-term contract is not an automatic bar. Your track record, sector, a possible co-borrower and the type of credit all weigh in. Method and worked examples.

A worker over 50 on a CDD (contrat à durée déterminée, a fixed-term employment contract) can get a loan, but the bank reasons differently depending on what you ask for. For a personal loan of a few thousand euros, the CDD does not rule you out and the analysis centres on your accounts and debt ratio. For a mortgage, many lenders ignore or discount CDD earnings unless you can show several years of continuous work.

This affects a growing number of people in their fifties. After redundancy, some find work again only on short contracts, sometimes through the "CDD senior", a contract the Labour Code reserves for jobseekers over 57, lasting up to 18 months and renewable once. Others draw a pension and take a CDD on the side. Expatriates who arrive in France mid-career often start on fixed-term contracts too. Each case calls for a different presentation.

How French banks read fixed-term income

Continuity is the heart of the matter. The brokers Magnolia, Cafpi and Pretto agree: two to three years of uninterrupted work, ideally in the same sector, reassures lenders. A contract of more than twelve months backed by regular earnings over three years carries far more weight than a string of short assignments broken up by unemployment.

What the discount does to a mortgage

Sophie, 56, has worked on fixed-term contracts as an administrator at a public hospital for four years and earns €1,800 net. Her husband, on a permanent contract, earns €2,600. They ask for €160,000 over fifteen years at 3.7%, below the usury ceiling of 4.68% for the fourth quarter of 2026. The monthly payment comes to about €1,160.

Same couple, two banks, two answers

The first bank disregards Sophie's salary. Measured against her husband's pay alone, the repayment absorbs 45% of income, far above the 35% HCSF limit set by France's financial stability council, and the file is refused. The second bank counts her salary in full because of four unbroken years with the same public employer. The ratio falls to 26% and the loan goes through.

Why a broker makes the difference

Every bank applies its own policy to insecure income, and these internal rules are not published. A broker knows which lenders count long public-sector or healthcare CDDs. They also present the file with all the successive contracts, so the adviser does not have to guess at your career path.

Which loans are easiest to obtain on a CDD

Not every type of credit raises the same difficulty. The smaller the amount and the shorter the term, the less the type of contract matters. Ideally the loan should end when the contract is expected to end, or rest on income that does not depend on the employer.

Personal loans and car finance

Alain, 59, signed an 18-month senior CDD at €1,900 net after two years out of work. He borrows €15,000 over 60 months for a car he needs for the job. At an APR of 6.9%, below the 8.56% legal cap for loans above €6,000, he repays around €296 a month, 16% of his salary.

Working while drawing a pension: the pension as the foundation

A 64-year-old receiving a €1,600 pension and earning €900 on a part-time CDD looks safer than you might think. The lender reasons first on the pension, paid for life, and treats the salary as a bonus. An instalment sized on the pension alone stands every chance of approval.

In concrete terms, with €1,600 of pension a €400 instalment represents 25% of that single income. The CDD salary then simply absorbs the unexpected. Attach your latest payment statement from the pension fund and the Agirc-Arrco certificate: those are the two documents the analyst will turn to first. If part of your pension comes from the UK or Ireland, add the annual award letter and statements showing it arriving in your French account.

The Action Logement works loan

Staff of non-farm private companies with at least ten employees can apply to Action Logement for a works loan at 1.5%, and the published conditions do not require a permanent contract. It is capped at €10,000 and you must own and live in your main home.

Why CDD files get refused, and how to respond

A refusal is often anything but final. It flags one element of the file to fix, and the same request may succeed three months later or at another bank. These are the reasons that come up most for older workers on temporary contracts.

Building a file that convinces

The adviser should grasp your career in five minutes. A one-page summary of employers, dates and salaries over the last three years, attached to the evidence, beats a pile of unsorted payslips. Add a short note explaining why you work on successive contracts and what is planned until retirement.

  1. Gather every contract and payslip from the past three years, with no gaps.
  2. Attach a letter from your employer on the prospects of renewal.
  3. Work out your average monthly income over twelve months, including bonuses and end-of-contract payments.
  4. Show precautionary savings covering three to six instalments.
  5. Bring in a stable co-borrower or a joint guarantor if you can.
  6. See at least one broker and two banks, including your own.

Fallbacks if the bank says no

If a property purchase is blocked, consider postponing it until your pension is in payment: it will then be permanent income. For an urgent, modest need, supported microcredit from a charity or a pawn loan at the Crédit Municipal takes no account of your type of contract.

Frequently asked questions

Is a senior CDD better regarded than an ordinary one? Not as such. Its possible total length of 36 months does, however, make it easier to fit a two- or three-year loan inside the period of employment.

Does unemployment benefit count? Some banks include it for a small loan if the remaining entitlement covers the term, rarely for a mortgage.

Should I wait for a permanent contract before borrowing? If a permanent job has been promised, wait until the probation period ends. At 60, it is often more realistic to build the file around your future pension.

Can I borrow just before retiring while on a CDD? Yes, if you provide your career statement and pension estimate. The lender then calculates the debt ratio on whichever is lower, current salary or future pension.

Are agency temps treated like CDD workers? The approach is similar, with a close look at the number of hours worked over one or two years.
