The Real Price of Insuring a Home Loan When You Are 60

Bank group policy or outside insurer, initial or outstanding capital: on the same French mortgage, a senior's insurance bill can range from 8,000 to more than 30,000 euros.

For an older borrower in France, the cost of loan insurance is the sum of every premium paid over the life of the mortgage, expressed as a rate applied either to the original capital or to the balance still owed. At 60, that total can vary by a factor of three depending on whether you keep the bank's group policy or switch to an outside insurer pricing on the declining balance.

For a young buyer, insurance is a minor slice of the loan. Past 55 it often becomes the second-largest expense after interest, sometimes the largest on a short loan. It also feeds into the APR (TAEG), which is capped by the usury rate, so an excessive premium can make the loan legally impossible to grant.

Two ways of working out the premium

Bank group contracts generally apply their rate to the initial capital: you pay exactly the same amount in month one and in month 180. Independent insurers usually charge on the outstanding capital: the premium is higher at the start and falls every year. Over the full term, the second method nearly always works out cheaper, particularly for a senior whose rate is high to begin with.

What rates are charged after 60?

One loan insurance comparison site publishes, for the 60-plus bracket, a median rate of 0.48% for a single non-smoking borrower with an outside policy, based on files handled between September 2025 and August 2026. A specialist broker reports that bank group contracts frequently exceed 1% from age 55, with a range of 0.90% to 1.85%.

What pushes the bill up

Age when you take out the policy weighs most, followed by smoking status, declared health, the percentage of cover chosen and the guarantees required. Adding temporary incapacity cover at 62 is expensive for protection that will lapse when you retire. A risky occupation, flying sports or a medical loading can raise the base rate further still.

Worked example: 200,000 euros over 15 years at age 60

On a group contract at 1.20% of initial capital, Alain pays 200 euros a month, or 36,000 euros over fifteen years. With an outside policy at 0.50% of outstanding capital, the premium starts at about 83 euros and shrinks year after year, so the total lands somewhere around 8,000 to 9,000 euros depending on the loan rate. The difference tops 25,000 euros for equivalent cover.

TAEA and the usury ceiling: the sum the bank does quietly

The TAEA (taux annuel effectif de l'assurance, the annual effective insurance rate) expresses insurance cost as a rate you can compare across offers. It is added to the nominal rate and fees to give the APR. And the APR may not exceed the usury rate, which since 1 October 2026 is 4.68% for a fixed-rate loan of ten to twenty years and 5.40% from twenty years upwards.

When the ceiling is breached

Back to Alain, whose loan is at 3.40% over fifteen years. With the flat 200-euro premium, the TAEA nears two points and the APR goes above 5.3%, well over the 4.68% cap. The bank cannot lawfully issue the offer. With the decreasing outside policy, the TAEA falls to around half a point and the APR stays under the ceiling. Here it is the insurance, not the bank's appetite, that decides.

How can you cut the cost without losing protection?

  1. Read the bank's standard information sheet (fiche standardisée d'information) to see which covers are genuinely required.
  2. Drop options that make no sense for you, such as job-loss cover two years before retirement.
  3. Adjust the cover split between co-borrowers according to income and age.
  4. Get three quotes priced on outstanding capital and compare the total over eight years, the typical time a French mortgage is actually kept.
  5. Compare the TAEA of each offer rather than the monthly figure alone.
  6. Submit your chosen policy to the bank, which must reply within ten working days.
Switching policy mid-loan

Under the Lemoine law, you may cancel your loan insurance at any time, with no fee or notice period; this applies to loans signed since June 2022 and, since September 2022, to older ones as well. Your insurer must remind you of this right every year. For a senior, switching still pays while four or five years of the loan remain, even though the new insurer will price on your current age.

Costly errors to steer clear of

The first is accepting the insurance bundled with the loan because the bank implies that the interest rate depends on it. The second is comparing first-month premiums when the calculation bases differ. The third is forgetting that incapacity cover stops at retirement: paying for it until 67 does not always make sense.

Another frequent slip is ticking non-smoker after giving up only a few months ago. Many contracts require 24 months without tobacco, and an inaccurate statement can reduce any payout. Lastly, many borrowers never ask the maximum age for death cover: a cheap policy that ends at 75 does not protect a loan running to 77.

Buyers relocating from abroad add a further pitfall: assuming a life policy held back home will satisfy the French bank. Lenders usually want a policy assigned to them and written in French, with covers matching their information sheet. A UK term assurance can sometimes be accepted as additional security, but rarely as a substitute.

Frequently asked questions

Can the bank raise my loan rate if I choose an outside insurer? No. The Consumer Code forbids the lender from altering the rate or other loan terms in exchange for accepting a delegated policy.

Must each borrower be insured at 100%? It is not compulsory. A couple can choose 100% on the main earner and 50% on the other, if the bank accepts the overall level of cover.

Will my premium go up as I age during the loan? No, the price is fixed at the outset. Only a change of policy brings a new price based on your age at that point.

Is a medical loading negotiable? Yes, by approaching other insurers or using the AERAS convention, which provides successive review levels and possible premium capping for modest incomes.

If the cost is still too high

A shorter term mechanically reduces the total insurance cost and may lower the rate offered. A larger deposit means less capital to insure. Pledging a life insurance contract or giving a mortgage on unencumbered property can persuade the bank to ask for lighter cover. For retired homeowners, a mortgage-backed loan or lifetime mortgage rests on the property rather than on insurance.

What an insurance broker can do

A specialist broker compares dozens of policies within hours and knows which accept new members at 65 or 70 with death cover to 85. It also prepares the equivalence request for the bank. In most cases the service costs the borrower nothing, since the broker is paid by the chosen insurer.
