Living on an Invalidity Pension: How to Borrow Successfully

French banks accept an invalidity pension as income. What usually blocks the loan is insurance and the coming switch to retirement, and both can be handled with the right file.

French lenders treat an invalidity pension (pension d'invalidité) as regular income, and in most credit applications it is accepted without fuss. The income itself is rarely the sticking point. What tends to derail a file is borrower insurance and the question of what happens when the pension turns into a retirement pension. Prepared properly, a recipient can obtain a personal loan, a car loan and even a mortgage.

Under the general social security scheme, the pension is based on the average annual salary of your ten best years: 30% in category 1 (able to do some work), 50% in category 2 (unable to work) and 50% plus a carer supplement in category 3. At the legal retirement age it is replaced by a retirement pension for incapacity (retraite pour inaptitude), paid at the full rate. A lender will therefore want to know what your income looks like over the whole life of the loan, not just today.

The way a French bank reads this income

Paid monthly by the CPAM (the local health insurance office) or by the MSA for farm workers, the pension is seen as a lasting replacement income, in the same way as a retirement pension. Many people also receive an invalidity annuity from an employer's group protection policy (prévoyance). Both count in the debt ratio, which the HCSF recommendation caps at 35% for mortgages.

The retirement switch that worries lenders

Picture a 59-year-old in category 2 asking for a seven-year loan: the pension will be replaced by a retirement pension part-way through. If the employer annuity stops on the same date, income may drop sharply. A career statement and a pension estimate from the joint portal of French pension schemes (info-retraite.fr) let you reassure the adviser with hard figures rather than promises.

Marc, 58, finances a used car

Marc receives 1,250 euros of category 2 invalidity pension plus a 310-euro employer annuity. He wants a 12,000-euro second-hand car. Over 48 months at 6%, the instalment is about 282 euros, an 18% effort on 1,560 euros of income. His estimated retirement pension at the legal age, close to 1,400 euros, shows the payment stays affordable after the switch.

Why insurance matters more than the rate

In Marc's case the lender offers death-only cover, since the invalidity is already recognised and cannot be insured again. For consumer credit, French law does not impose insurance, but the lender may make it a condition. Obtaining a quote from a specialist in aggravated health risks, through an outside policy (délégation d'assurance), often changes the outcome.

Insurance routes by type of loan

For property and business loans, the AERAS convention (the French agreement on insuring people with serious health risks) provides a three-level review, up to a pool of reinsurers for the most difficult cases. It also includes a specific invalidity guarantee that covers, without exclusions, people whose functional invalidity rate reaches at least 70% and who can no longer work.

The Lemoine law helps mostly before 60

Since June 2022, no medical questionnaire may be demanded when the insured share is no more than 200,000 euros per person and the loan ends before the borrower's 60th birthday. A 50-year-old on an invalidity pension buying a studio over nine years therefore escapes medical underwriting entirely. Outside those limits, the right to be forgotten (droit à l'oubli) and the AERAS reference grid are the tools to use.

Pensions paid by the MSA

Former farm employees and farmers come under the MSA, which assesses and pays their invalidity pension. Its payment statements carry the same weight as a CPAM statement for the bank. The fund can also direct you to its social action service when adapted equipment linked to a disability has to be financed.

Microloans for disability-related needs

When the bank says no, a supported microloan can pay for a wheelchair, hearing aids or a vehicle adaptation. Crésus Alsace, for instance, offers 300 to 8,000 euros over 6 to 84 months, requiring only that your budget leaves enough to live on after the instalment. Apply first for the disability compensation benefit, though, as it may cover the purchase outright.

Assembling an application that gets through

  1. Gather the invalidity pension award letter showing your category, the last three payment statements and your tax notice.
  2. Add the employer annuity certificate, stating its end date, which is often aligned with the legal retirement age.
  3. Download your pension estimate to show the income expected once you move to the retirement pension for incapacity.
  4. Calculate your debt ratio with the new instalment and keep a margin below the 35% ceiling.
  5. Request several insurance quotes, including one from an insurer that specialises in aggravated health risks.
  6. If insurance is refused for a mortgage, insist that the file goes to levels 2 and then 3 of the AERAS convention.

Usual reasons for a refusal, and the fixes

The amount of the pension is seldom the problem. Refusals stem from a loan running well past retirement age with no pension estimate, from a health questionnaire filled in incompletely, which can make the insurance contract void, or from a chronic overdraft on bank statements. Shortening the term, declaring everything and keeping the account in credit for three months before applying resolve most cases.

Asking for too much cover

Some borrowers insist on full invalidity cover even though their condition is already recognised; the insurer answers with an exclusion or a heavy surcharge. A solid death guarantee combined with a co-borrower, a guarantor or a pledged life policy works better. The total cost falls and the file becomes clearer for the bank.

The special case of category 3

The carer supplement in category 3 offsets the cost of human assistance. A careful banker will not always treat it as disposable income, since it pays the home help. A detailed budget that separates those costs shows the instalment is funded by the rest of the pension.

Alternatives when credit stays out of reach

The prestation de compensation du handicap, paid by the département after a decision by the MDPH (the local disability office), funds technical aids and home or vehicle adaptations. Pension funds and the MSA grant one-off help. For urgent needs below a few thousand euros, a pawn loan at the Crédit municipal or a supported microloan works without any health questionnaire.

Readers who also receive a disability benefit from another country, such as a UK or Irish pension paid abroad, should present it with official payment letters and a few months of bank statements. French lenders accept it, but often apply an exchange-rate discount.

Questions invalidity pensioners often ask

Is my invalidity pension enough for a mortgage? Yes, provided the debt ratio stays under 35%, the term does not exceed 25 years and insurance is found. A deposit or a guarantor makes up for a modest income.

What happens to my loan when I reach retirement? The contract carries on unchanged. Only your income changes, so set an instalment at signature that will remain affordable with the future retirement pension.

Can I borrow without insurance? For consumer credit, yes, if the lender agrees. For a mortgage, an alternative guarantee such as a pledge or a mortgage charge can replace part of the cover.

Must I declare a past illness? Cancer and hepatitis C no longer need declaring five years after treatment ended with no relapse, thanks to the right to be forgotten. Other conditions are handled through the AERAS reference grid.
