Up to what age can you get a loan while you are still working?

End-of-loan age, insurer caps, the Lemoine law and usury rates: how an employee aged 50 to 64 gets round age limits and finds a French lender willing to say yes.

Man of about sixty comparing loan offers with a bank adviser

There is no maximum legal age for borrowing in France. A 58-year-old employee can lawfully sign a 20-year mortgage or a seven-year personal loan. The real limits are set by each lender, using two dials: the age you will reach at the final repayment, and the age the borrower insurer will accept when you apply for cover.

For someone aged 50 to 64 and still working, how much this matters depends on the project. A 15,000-euro car loan over five years almost never runs into an age objection. A mortgage that would end at 82 is another matter: the bank has to factor in the fall in income at retirement and the rising cost of death cover. That is where refusals happen, and where English-speaking applicants, used to different rules at home, are often caught off guard.

Age at sign-up versus age at the final instalment

French lenders think first about your age at the end of the loan. Many high-street banks cap a mortgage at around 80 to 85, a pattern described in a study the broker Cafpi published in June 2025: lenders are reluctant to grant terms that would run beyond those ages, which forces monthly payments up.

Some specialists go further. According to the broker Pretto, the Crédit Foncier et Communal d'Alsace et de Lorraine (CFCAL, part of Crédit Mutuel Arkéa) accepts an end-of-loan age of up to 95 for a main or second home, and 85 for a buy-to-let. Such gaps explain why a no from one branch is never a no from the whole market.

Typical ceilings by type of credit

The ranges below reflect what the market was doing in 2026. They are not legal rules and vary with the lender, the amount, the strength of the file and above all the insurance.

How borrower insurance shifts after 60

Insurance is the first lock. The broker Magnolia points out that in some contracts death and invalidity cover is no longer included beyond 70, and that premiums climb sharply after 65 and again after 75. Cover for inability to work (ITT) and invalidity (IPT) usually stops at retirement, which narrows protection but also trims the premium.

The Lemoine law scraps the health questionnaire when the insured share is 200,000 euros or less per person and the loan is repaid before your 60th birthday. At 52, a 150,000-euro loan over seven years escapes it; at 56 over fifteen years, the questionnaire is back. Choosing the term can tip the whole file.

Worked figures for a 57-year-old employee

Marc, 57, a manager earning 4,200 euros net a month, wants a 260,000-euro flat and has 90,000 euros to put down. Over 20 years he would finish at 77: his bank declines, because its group insurance stops at 75. Over 15 years, 170,000 euros at 3.40 % costs about 1,207 euros a month before insurance, a 29 % debt ratio. With an outside insurer accepting an end age of 72, the file goes through.

The weak point is his future pension, estimated at 2,900 euros. Once retired, the payment will take almost 42 % of his income. The bank will accept that if his remaining budget stays comfortable and he holds precautionary savings, but he should make that case himself, career statement in hand.

Why files from working seniors get declined

Age-based refusals are rarely worded as such, because turning someone down on age alone would be discrimination under article 225-1 of the French Penal Code. They are presented instead as a problem of term, future solvency or insurance. Knowing the real cause lets you fix it.

Common errors and how to sidestep them

The first error is asking for the longest possible term to get a small payment. At 60, a shorter term is usually wiser, even if it means a bigger deposit or a smaller budget. The second is concealing a health problem. A false declaration allows the insurer to cancel cover, leaving your heirs facing the outstanding capital.

The third is applying directly to bank after bank. Each refusal costs weeks and teaches you nothing. A broker knows every partner's age grid and can steer you to a lender that finances up to 85 or 90. For consumer credit, an online comparison lets you test several lenders without filing multiple applications. A fourth, specific to expatriates, is turning up with a UK or US pension forecast but no French one: if you have worked in France, request your French career statement too, because the bank will want the complete picture of your retirement income.

What borrowing costs by age in October 2026

The interest rate itself does not depend on age: with an equivalent profile, a 59-year-old gets the same rate grid as a 30-year-old. The gap comes from insurance. Total cost is capped by the usury rate, which includes insurance: in the fourth quarter of 2026 it stands at 5.40 % for a fixed-rate mortgage of 20 years or more, and 4.68 % between 10 and 20 years.

For a personal loan above 6,000 euros, the ceiling is 8.56 %. An excessive insurance loading can therefore make the loan unlawful, so the bank refuses. The fix is cheaper insurance, a lower insured share or alternative security such as a pledge over savings.

Steps to borrow despite an older age
  1. Request your career statement and pension estimate from the Assurance retraite or your scheme, plus forecasts from any foreign pension.
  2. Calculate two debt ratios: one on your current salary, one on your future pension.
  3. Choose the shortest term that keeps the debt ratio below 35 %.
  4. Have an outside insurance policy priced by a specialist broker before applying.
  5. Submit the project through a broker who works with lenders accepting high end-of-loan ages.
  6. Prepare extra security: pledged savings, a mortgage charge or a younger co-borrower.

Ways round an age ceiling

Adding a younger co-borrower, such as a son or daughter, changes both the insurance and the income calculation. Pledging a life insurance policy (assurance-vie) can stand in for part of the death cover: the bank is repaid from the policy if the borrower dies. Some banks will then accept insurance limited to death cover on a reduced share.

For homeowners, a mortgage-backed loan or the prêt viager hypothécaire, available from 60 through Foncier Reversimmo and sold by Banque Populaire and Caisse d'Épargne, raises no end-of-loan age issue at all. Finally, borrowing less thanks to a larger deposit remains the simplest answer: less capital to insure, less surcharge to pay.

Age limit questions answered

Can a bank refuse me purely because of my age? No; a refusal based on age alone would be discriminatory. In practice the bank cites term, insurance or future income. Ask for the reason in writing and approach another lender or a broker.

At 62, can I still borrow over 20 years? With a few specialists that accept end ages of 85 to 95, yes, provided you have a substantial deposit and outside insurance. With a mainstream bank, 12 to 15 years is more realistic.

Is a health questionnaire compulsory after 60? Yes, as soon as the loan ends after your 60th birthday or the insured share exceeds 200,000 euros per person. The AERAS convention (the French framework for insuring aggravated health risks) can help, within an amount ceiling of 420,000 euros for a main residence and an end-of-loan age limit.

Is borrower insurance mandatory? No law requires it, but banks almost always demand it for a mortgage. Alternative security, such as a pledged investment, can partly replace it if the lender agrees.

Is it a problem to retire while the loan is running? Not if you planned for it. The bank checks that your future pension covers the repayments; it does not require the loan to be cleared before you stop working.
